Not every window problem calls for a full replacement. Kenemax operates a dedicated service department that handles repairs across residential and commercial buildings throughout New York City — from a single malfunctioning sash to a building-wide caulking program.

We survey, scope, and repair. Our crews service existing windows rather than replace them wherever the window can be brought back to proper function. When replacement is the right answer, we'll tell you that too — and handle it the same way.

Warranty

Repair labor is covered for 6 months. Parts and materials are covered for 1 year. If something isn't right within that period, we come back and make it right.

Window Repairs We Handle

Operational Check & Lubrication

A full operational check on each window — lubricating balances, locks, and hardware to restore smooth function. Often the most overlooked and most effective service a building can schedule.

Sash Balance Replacement

Replacement of bottom sash balances, shoes, and pivot pins. When windows won't stay up or feel heavy to operate, worn balances are typically the cause. Replaced in sets of two per window.

Sash Limiter Installation

Installation of sash channel bump-stop limiters restricting window opening to 4 inches. Required by NYC law in apartments where children 10 and under reside. Installed in sets of two per window.

Lock & Latch Replacement

Replacement of window locks and latches that are broken, stripped, or no longer securing properly. Replaced in matching sets to maintain consistent hardware across the unit.

Insulated Glass Replacement

Reglazing with a new IGU (insulated glass unit) within the existing sash. Addresses fogging, seal failures, and broken glass — without replacing the entire window or frame.

Full Sash Replacement

Replacement of a full sash — including new balances, shoes, and pins — within the existing frame. When the sash itself is damaged beyond repair but the frame is still sound.

Full Window Replacement

When the full unit needs to go — frame, sash, and all — we handle the complete removal and replacement including new anchor clips. The right call when repairs are no longer cost-effective.

Perimeter Caulking

Application of exterior perimeter caulking on existing windows. Seals air and water infiltration at the window-to-wall interface — one of the most effective weatherproofing measures for aging building envelopes.

Interior Trim Repair

Replacement of interior perimeter aluminum trim that is bent, damaged, or missing — restoring a clean finish around the window opening without a full unit replacement.

Screen Re-meshing

Re-meshing of existing window screens with torn or deteriorated mesh. The existing frame is retained and re-screened — a straightforward repair that restores function without full screen replacement.

New Screen Supply & Install

Supply and installation of complete new window screens with frames, custom-fitted to each opening. Supplied and installed when the existing frame is damaged or no longer usable.

6-Month Labor / 1-Year Parts Warranty

Repair labor is covered for 6 months from the service date. Parts and materials carry a 1-year warranty. If a repair fails within those terms, we return at no cost.

Permits Handled When Required

When the scope of work requires permits or filings, we handle the paperwork. We coordinate with building management so nothing falls through the cracks.

Itemized Documentation

Our proposals are broken down by repair type and unit — giving building managers the documentation they need for board approvals, reserve studies, and capital planning.

Minimal Disruption

We schedule unit access with residents, work efficiently, and leave each space clean. Most individual window repairs are completed within a single visit.
